Our Process - Introduction

Whether you’re an existing or new client, the first step is always to meet onsite and discuss the project. The key questions are covered at this stage: What do you want to build? What’s your budget? Do you have an architect?

Our Process - Quote
Quote

The build is budgeted, quoted and priced. We provide a quote on the build with set margins. This is vital to ensuring full transparency with the client. This means that if supply rates increase our margins don’t change — so that when we provide the client with merchant invoices throughout the build, there is full transparency on any cost changes.

Our Process - Working Drawings
Working drawings

Plans are drawn up for the build and council submissions are made if required. We can provide an architect if the client doesn’t have one already. Once plans are approved by council, the client gives the go-ahead.

Our Process - Final Contract
Final contract

The contract includes a full program and a date that we’ll put a spade in the ground, dates for each stage of the project (such as garage, floor, framings, GIB, electrics), and a set completion date. We can guarantee when the key is handed over because we manage the process from the very start to the very finish.

Logan’s guarantee of the highest quality build is backed by more than 20 years in the trade, as a qualified carpenter for 18 years, an LBP for more than 10 years, and a member of NZCB for more than 15 years.

Frequently Asked Questions

Fixed price or charge up?

It’s up to the client and we can provide alternatives for both. But don’t assume that a fixed price is the more expensive way to go.

What's an NZCB and an LBP?

Director Logan Keane is both an LBP (Licensed Building Practitioner) and a member of the NZCB (New Zealand Certified Builders).

LBPs are builders who have shown through assessment that they meet the standard of skill and competence required in key areas of building practice. They are assessed before getting a licence and need to keep their knowledge up-to-date to be re-licensed.

NZCB is a membership organisation established by a group of trade qualified builders in 1998 to protect homeowners from unqualified builders and unethical practices, and promote excellence in building standards.

Do I need an architect before talking to you?

No. And we can provide one if you don’t have one on hand.

What is a PC sum?

PC sums are where you and/or your builder agree to NOT fix a part of your build contract. For example, an excavation cost will probably be a PC sum. If, during the excavation, the soil is found to be substandard, additional work may be required and this cost is passed on to the client. Avoid or minimise PC sums.

What is a provisional sum?

A provisional sum is an allowance included in a fixed price construction contract for an item of work that cannot be priced by the contractor at the time of entering the contract.

What's a variation?

A variation is any unforeseen cost that is not priced into a fixed quote at the time of signing the contract. An example might be hidden damage to flooring or walls. If we discover issues or if there are changes to the plans, variation is an associated cost to a change in build or plan.

What's wrong with 'cost per square metre'?

The devil is in the details. A square metre price will deliver a project but with basic fittings. For example, it won’t provide you with a specialised kitchen or quality fixtures, such as tiles and carpet. There is no guarantee of quality in the smaller details that matter to most clients.

When should I get a painter in?

Practically, once the build is ready for a painter — which means sooner rather than later. A painter is able to advise on key aspects of a project, such as how light will affect elements of the build. On many projects, the painter needs to be there when we’re discussing plans so that he can advise at the very beginning.
